What happens next?

Because of the complexity of this large scale outline application for 280 houses at Birney Hill a designated Case Officer (usually a Principal Planner) will be identified to head up a team of planners to consider this application.

If less than five objections are received the Case Officer will make a recommendation and decision on the application and it will not go to any Committee.

If 5 or more objections are received in this 21 day period of consultation to Northumberland County Council, the Case Officer is duty bound to pass it for consideration and decision at a West Area Planning Committee Meeting.

If the outline application is referred to the relevant Committee the representation of County Councillors may request a site visit prior to this application being considered and decided. This would enable councillors to familiarise themselves with the exact location and its surroundings.

The site visit would consist of the County Councillors who are members of this West Area Planning Committee accompanied by the Case Officer. It is important to note that a Councillor must keep an open mind and if he shows any favour or states what their decision would be, they would have compromised their position with that planning application. If any residents are present they are not allowed to speak, influence or pass comment.

The next stage will be at the Planning Committee

Hot news Lugano are providing hard copies of the application, to view, visit the Library or Town Council Office (should be available next week)

I hope this has been helpful and obviously I will outline the final stage at a more appropriate time, after the consultation period has finished.
